The real estate market is closed for rent and some businesses have withdrawn
Since June 2020, the announcement information of "Housing Expropriation on State-owned Land on the North Bank of Dongping River (Western Section of Shiwan) Project" has appeared on the official website of Foshan Chancheng District Government until April 2021. An announcement was issued again in March showing that the scope of the levy extended northward to the Shinan Bridge.
The above expropriation announcement involves the real estate market, which is located in the fourth district between Dongping River and Jiangbin Road, and is within the scope of this expropriation.
On June 28-29, "Ceramic Information" went to the real estate market for an on-site visit and found that the expropriated land was under intense construction.
According to the general plan of the construction site, the construction area of the land acquired this time is 2.36 hectares or 23,600 square meters, which will be built into the Riverside Plaza, Buddhist and Pottery Exhibition Hall, Buddhist and Pottery Experience Hall, Buddhist and Pottery Children's Paradise, and Buddhist and Pottery Outdoor The construction cost of sports fields, Buddha Pottery Cool Play Park and other projects is approximately 153 million yuan.
The compensation and resettlement plan for this expropriation shows that the compensation for agricultural land and unused land (regardless of land type) in rural collective land is 152,800 yuan per mu; the monetary compensation standard for residential buildings is 14,600 yuan/㎡ for steel-concrete structures (including House purchase subsidy), mixed structure 14,200 yuan/㎡ (including house purchase subsidy), brick and wood structure 13,800 yuan/㎡ (including house purchase subsidy); the compensation standards for industrial plants, warehouses, etc. are 850 yuan/㎡ for frame structures and 650 yuan/㎡ for mixed structures. ㎡, brick and wood structures 450 yuan/㎡, simple structures 250 yuan/㎡, sheds 150 yuan/㎡, cement floors such as stadiums and drying fields 100 yuan/㎡, retaining walls 300 yuan/㎡, and fences 150 yuan/㎡.

In addition, there are already old merchants in the real estate market who are withdrawing. The merchants who have withdrawn said: "This place will no longer be renovated. Some say it will be demolished this year, or it may be two years away. The demolition time is uncertain. ”
Regarding the question of where to move after the demolition, some old merchants bluntly said, "I don't know where to go in the future." Others said, "Go to Shangyuan or Huaxia."
During the visit, "Ceramic Information" saw that many shops in the real estate market are vacant or locked. From the narration of the loaders, we can also understand that their business is now much colder than before the epidemic: " Before the epidemic, we had more than 20 people who were still busy. Now there are only 4 or 5 people left and there is not much work to do. The business is more than double what it was before the epidemic. In the past, there were many containers here and the big trucks were rumbling. Now It’s so quiet here.”
After business slowed down, it was not only the stevedores but also the truck drivers who were affected. At the truck parking area in the real estate market, more than a dozen truck drivers were enjoying the cool weather in the back of the truck because they could not get any work. Rent doubled in Shangyuan Village Industrial Park

Like the real estate, Yonglijian, Shagang and other markets in Shiwan, Nanzhuang Shangyuancun Industrial Park is also involved in the demolition crisis. However, "Ceramic Information" learned that Shangyuancun Industrial Park temporarily falls within the scope of the "three olds" transformation. In January this year, the Chancheng District Government of Foshan released the "2021 Annual Implementation Plan Project List for the "Three Olds" Transformation", which involves markets related to the ceramic industry such as Shangyuan Village Industrial Park and Haisheng Oriental International Environmental Protection Building Materials City.
Businesses in Shangyuan Village Industrial Park told Ceramic Information that the market “had not heard that it was going to be demolished, but was being upgraded and renovated.” This was consistent with the “three old” transformation. In addition, some merchants complained: "The rent here has increased from more than 20 yuan per square meter to more than 50 yuan per square meter, which has more than doubled." Unable to withstand the pressure of a sharp increase in rent, many merchants are planning to move out.
Compared with the Shangyuancun Industrial Park of more than 300,000 square meters, Haisheng Oriental International Environmental Protection Building Materials City appears very small. Moreover, there is a notice on the door of the property management office of the building materials city, "(2017) Haisheng Dongfang Broken Guanzi No. 18", indicating that its original investment company has gone bankrupt. "Eight years ago, it was said that this place would be demolished, and it is still happening now, because the demolition involves many things, which cannot be solved in a short time." The Dongping Yungu Project stretches from Foshan Avenue to the east, Kuiqi Road to the north, and Dongping Waterway to the west, with a total area of approximately 3.5 square kilometers, including a core area of 1.87 square kilometers. The total investment in the construction of the core area is approximately 14.9 billion yuan. It is not difficult to find that the Dongping Yungu project covers Shiwan Shagang, Yonglijian, Zhiye and other ceramic wholesale markets.
